The Germantown Public Library is now looking for a motivated team player to fill the position of Facilities Manager. Be a part of an organization dedicated to delivering excellent service to our patrons through our physical and electronic materials, programming, and outreach. The Facilities Manager ensures uninterrupted production operations through the management of Preventive/Predictive maintenance practices, breakdown support, facility maintenance, project management of facility upgrade and general facilities management.

This role is expected to be part-time (15-30 hours per week). Hours are flexible. 

OPERS retirement, 10 paid holidays, generous sick and vacation time accruals.

 

Job Responsibilities:

• Ensure safety regulation compliance and provide a safe working environment for employees

• Manage all facility equipment, buildings, grounds, parking lot including: HVAC (heating, ventilation and air conditioning) Plumbing, Electrical, Drywall, Painting, Concrete, Roofing, Landscaping, Janitorial and related systems

• Assist with lawn maintenance by mowing grass, trimming weeds, and maintaining gardens on the organization’s property

• Maintain grounds equipment (lawn mowers, weed trimmers, garden tools, etc…)

• Be a main point of contact for external agencies associated with facility management

• Manage outsourced contracts and maintenance specifications.

• Be responsible for and manage facilities/maintenance budget

• Write proposals to replace, upgrade or refurbish equipment, facilities, and grounds

• Develop and implement facility guides for management

 

 

Required Skills/Qualifications:

• 5+ years of facilities operational management or related experience

• Education in a technical / engineering discipline (Preferred)

• Experience working with public agency or school maintenance program.

• Experience implementing preventive and predictive maintenance programs

• Demonstrated ability to manage budgets and schedules proactively

• Demonstrated ability to understand OSHA and other safety requirements

• Must be able to lift a minimum of 75 pounds

 

Expected Workload:

• 25% - Small maintenance tasks like blowing off sidewalks, cleaning debris.

• 25% - Physical labor such as moving large desks, setting up chairs and tables.

• 25% - Preventative maintenance and troubleshooting building systems.  

• 25% - Managing contracts for outsourced building maintenance and/or identifying specifications for accurate bidding and outsourcing.
